Who is a Contractor?
In construction, a contractor is a person that is in charge of carrying out the work that is needed for the project. However, a contractor doesn’t always have the knowledge that is needed to do all the work himself, which is why he is also in charge of hiring the people that complete the actual work.
A contractor is always responsible for the communication on the construction site, coordination of the construction project, submitting bids, supplying the equipment that is needed, supplying the materials, and they usually apply for the permits as well. Sometimes, these contractors are also responsible for ensuring that the construction site property is secure at all times.
There are many types of contractors, and each type has its own risks and rewards. A general contractor is also known as the prime contractor or main contractor of a project, and their job is to oversee the construction of a job where the design is already completed.
A construction manager is a type of contractor, but their job is to oversee all the trade workers who are hired to complete the construction project. This type of contractor is usually hired before the design process is completed, so that they can use their years of experience to assist in improving the design as well as deciding how the planned work is going to be accomplished efficiently.
A management contractor oversees the trade workers, just like a construction manager, but they are also in charge of the contracts that are in place with the workers. A design and build contractor is responsible for not only the design, but the overall construction and the finalized product. Of course, some design and build contractors are also management contractors, which means that they are responsible for the trade workers as well as the designing and building processes.
Prime contractors work long-term for larger companies who always seem to have new buildings in the plans as well as refurbishment work that needs to be completed. This allows the company to work with the same contractor all the time, which means that they are aware of what each other wants for every project. This also prevents the company from wasting time collecting bids for each project that they need completed.
A principal contractor is normally in charge of planning, managing, and coordinating the health and safety of the workers as they are performing their job duties on the construction site.
There are many other contractors in construction including specialist contractors, domestic subcontractors, trade contractors, work package contractors, work contractors, and named subcontractors.
It is not unusual to have numerous contractors on a construction site at the same time, however, only one of them will be in charge of everything. That person is the main contact for all the others and is the person that they need to speak with if any changes are necessary or any problems and issues arise.
Most of the contractors on a construction job site will be all the subcontractors. These are the workers that specialize in certain areas that include electrical, plumbing, drywall, roofing, and more. These subcontractors bring many benefits to the main contractor, because they can do their job efficiently, quickly, and properly.
Not every subcontractor will be onsite at once, as some of them need to perform their job before the others can do theirs. However, the main contractor or main contractors will be onsite each and every day to ensure that the entire project is continuing forward without any issues.
Of course, there may be a time when the main contractor cannot be there, whether due to a meeting, illness, or family emergency. However, during those times, that main contractor will appoint someone to do his duties during his absence. Work will never stop at a construction site due to the main contractor not being there.
Contractors are quite busy, which means that they need to be well-organized, capable of juggling numerous tasks at once, and excellent communicators. They also need to be able to solve problems quickly and their solutions need to actually work instead of being a quick fix to keep everything moving forward. Contractors need to be able to use a construction site as their office as well, which means completing office work on the go, approving change orders while giving directions, and making phone calls and sending emails on a moment’s notice with lots of background noise.
A contractor does not have the easiest job, as it is quite demanding, but they will have a sense of accomplishment each time they finish a project on time and on budget. Successful contractors will say that they love their jobs, despite all the headaches and problems that they face every day. Those that are not as successful will not love their job as much, but only because they do not enjoy the hustle and bustle that they need to deal with every single day.
